What does it cost to submit a purchase profile?

Nothing. You can have your purchase profile registered with us free of charge and will then regularly receive only the offers that match your profile by at least 75%.

There are no obligations: for every offer, you decide yourself whether you want to request further information.

How often do I receive offers?

You receive exactly one email per week, bundling all properties relevant to you. This way you escape the daily flood of emails from individual providers while still never missing a matching deal.

If no property meets your criteria in a given week, we simply don't send you anything – for us, quality comes before quantity.

How do you ensure the offers fit my strategy?

Our matching algorithm compares every new property with your purchase profile, taking more than 40 criteria into account. You only receive offers that match your profile by at least 75%.

Unsuitable properties are rigorously filtered out. This saves you the time you would otherwise spend sorting through irrelevant offers.

Which criteria does the matching take into account?

In addition to the classic factors such as location, asset type, condition and yield, very specific parameters are also included: building permits, heritage protection, usage rights, development potential, asset and risk classes, lease terms – more than 40 additional factors in total.

The more precise your purchase profile, the better the offers you receive will fit.

Why are the offers initially anonymised?

Discretion is the essence of off-market business: many owners do not want their sale to become public knowledge. That is why you first receive an anonymous teaser with all the facts relevant to your decision – location area, property type, price, area, yield.

As soon as you express interest, you receive the full exposé and the seller receives your contact details. This reciprocity protects both sides.

How do I receive the full exposé for a property?

With a single click, directly from the weekly email or from within the Deal Finder. No forms to fill in, no cover letters to write.

After your request, the seller receives your contact details and provides you with the exposé. For further due diligence, you can then request the financing documents – if you wish, with an LOI to underline the seriousness of your interest.

What is the Deal Finder and how do I get access?

The Deal Finder is our platform with hundreds of off-market properties that you can actively browse via an intuitive search function – complementing the weekly email. Access is free of charge.

It is reserved exclusively for manually pre-qualified investors: our access specialists verify every user personally before they can view the properties.

Why am I manually verified before getting access?

Manual verification by our access specialists safeguards the quality of the platform: sellers only release their discreet properties because they know that access is limited to vetted, professional investors.

You benefit from this too – you operate in an environment of serious market participants, and your own data remains invisible to the public.

What costs will I incur as an investor?

The core services are free for you: submitting your purchase profile, the weekly tailored offers and access to the Deal Finder.

OFFMARKET24 also charges you no commission or success fee on acquisitions – our business model is based on membership fees from the seller side. You negotiate the terms of a transaction directly with the respective seller.

Where do the offered properties come from?

The properties are listed by professional providers: real estate brokers, owners, property developers and project developers from all over Germany.

The spectrum ranges from existing properties and portfolios to new-build projects and forward deals in the planning phase – across all asset classes. You will not find any of these properties on public real estate portals.

Are the properties really off-market?

Yes. The offers are not advertised on public portals but sent exclusively as anonymised teasers to investors whose purchase profile matches – or shown in the access-restricted Deal Finder.

This is precisely where your advantage lies: you review properties before the broad market gets to see them, and you are not competing in the bidding war of a public sale.

Can I submit multiple purchase profiles?

Yes. If you pursue different strategies – for example residential stock in A-cities and, at the same time, commercial opportunities in B-locations – you can create a separate profile with its own criteria for each strategy.

Each profile is matched separately. You still receive only one bundled weekly email containing all matches across all your profiles.

Do I negotiate directly with the seller?

Yes. OFFMARKET24 establishes the contact – the negotiation, due diligence and closing take place directly between you and the seller or their broker.

We do not act as brokers ourselves and do not insert ourselves as an additional commission layer. You retain full control over the terms, pace and confidentiality of your transaction.

What if nothing suitable comes up for weeks?

Then the system is working exactly as intended: you would rather receive no email than unsuitable offers. Your profile remains active and kicks in automatically as soon as a new property reaches the 75% threshold.
