How does the DealMaker work in detail?

The DealMaker takes you to closing in five steps: you create your property or import it from your CRM – matching search profiles are identified immediately. You then select investors based on their matching score and send out anonymous teasers (on Tuesdays).

Interested investors request the exposé with a single click, which makes the contact details visible. This is typically followed by an LOI and a request for the financing documents, the investor's in-depth review and finally the notary appointment.

How quickly can I send a property to investors?

Creating a property takes only about three minutes: you enter the key facts such as location, property type, price, area and yield, or import the property directly from your CRM.

Matching search profiles are identified immediately, so you can see straight away which investors are a fit. The bundled teaser mailing goes out every Tuesday.

What is the matching score and how is it calculated?

The matching score shows you how well your property fits a purchase profile. Our algorithm compares more than 40 criteria – including location, asset type, condition, yield, building permits and heritage protection, as well as usage rights, lease terms and risk classes.

Investors only receive offers that match their profile by at least 75%. This eliminates wastage and ensures you reach only genuinely interested buyers.

What do investors see in the anonymous teaser?

The teaser contains the essential facts about your property – such as the wider location, property type, price, area and yield – but no exact address and no details that could identify the owner.

This keeps the marketing discreet. Only when an investor requests the exposé are contact details exchanged, and you decide what further information to share.

Why are the teasers always sent on Tuesdays?

We bundle all relevant offers into a single weekly email to the investors. This fixed rhythm has proven itself: investors expect the email, take time to review it – and your offers don't get lost in the daily flood of emails.

The result is an above-average open rate of around 32.3%, which every one of your properties benefits from.

What happens when an investor requests an exposé?

The investor can request the exposé with a single click. At that moment, the contact details of both sides become visible: you see which company is interested, and the investor receives your contact information.

If you use a CRM integration, the enquiry automatically arrives as a lead in your system – including the information about which property the investor is interested in. From there, you handle the dialogue directly.

Do I have to share my commission with OFFMARKET24?

No. You keep 100% of your brokerage commission – regardless of how many deals you close via the platform.

Our business model is based on monthly membership fees, not on transaction fees or success-based shares. Your costs remain predictable and your margin stays untouched.

Can I import my properties directly from my CRM?

Yes. OFFMARKET24 can be added as an additional portal in onOffice, Propstack, Flowfact, FIO and HirschCRM. Your properties are transferred automatically, with no duplicate data entry.

Investor enquiries are transferred to your CRM as regular leads in OpenImmo format, and all activities are logged. Setup takes only a few minutes and requires no technical knowledge.

How many investors can I reach via the platform?

Our database contains more than 16,900 qualified investors with around 450,000 manually maintained search profiles – from institutional investors and family offices to wealthy private investors.

What matters is not sheer volume: your property is only sent to investors whose purchase profile actually matches. You reach exactly the right buyers instead of an anonymous mailing list.

Does the marketing of my properties remain discreet?

Yes, discretion is at the heart of the off-market principle. Your properties do not appear on any public real estate portal and are sent exclusively as anonymised teasers to verified, matching investors.

You retain full control: before every mailing, you decide which investors receive the teaser. This is particularly valuable for owners who do not want public marketing out of consideration for tenants, employees or the market value.

What does the transaction management include?

With transaction management, we accompany you through the entire sales process. It comprises four components:

What does the Deal Finder offer me as a broker?

The Deal Finder is our property platform for investors: hundreds of off-market properties, accessible exclusively to manually verified investors, with an intuitive search function.

For you as a broker, this means additional visibility: your properties are not only offered via the weekly teaser mailing but can also be actively discovered by searching investors – around the clock and without any extra effort on your part.

What analytics do I receive after the teaser mailing?

After every mailing you see detailed feedback: how many investors opened the teaser and how many requested an exposé.

This data is a powerful tool when talking to your owners: you can objectively substantiate whether the price is in line with the market, where the offer should be sharpened, or whether it is worth waiting for the right buyer. Our team is happy to advise you on optimisation.

What role do the LOI and financing documents play in the process?

After the exposé request, the investor can ask for the financing documents – often preceded by an LOI (Letter of Intent). The LOI signals the seriousness of the purchase interest before you hand over sensitive documents.

On this basis, the investor carries out their in-depth due diligence. If it is positive, the notary appointment follows. At every step, you decide yourself which documents you release.

How is the pricing model for brokers structured?

You book a package with a certain number of slots – each slot represents one active property that you offer to investors. Sold or withdrawn properties are simply deactivated, freeing the slot for a new property; there is no time limit per slot.
