Who can submit a transaction request?

The form is aimed at OFFMARKET24 cooperation partners – in particular real estate brokers who want to market a property discreetly via our investor network. Developers and professional owners can also submit properties. After reviewing your request, we coordinate the next steps together with you.

How is the request form structured?

The form is a wizard with four steps:

  • Contact details – who is submitting the property
  • Property details – location, property type, areas, asking price
  • Owner information – ownership structure, sale motive, availability
  • Completion – notes and privacy consent

A progress bar shows you at all times which step you are in.

Which details are mandatory?

Mandatory are your contact details (salutation, first and last name, email, phone), the location of the property, the property type, the asking price and your consent to the privacy policy.

All other fields – such as areas, year of construction, condition or documents – are optional, but help us to assess the property quickly and precisely.

Can I pause filling in the form and continue later?

Yes. Your entries are automatically saved locally in your browser and restored the next time you visit the page – for up to seven days. So you can interrupt the form at any time. If needed, the “Clear entries” button removes the saved progress completely.

What happens after I submit the request?

We review your details and get back to you within 24 to 48 hours – via your preferred communication channel. Together we discuss strategy, documents and the next steps before the property is presented specifically to matching investors from our network.

What does “Secret Sale” mean compared to public marketing?

In a Secret Sale, the property is not advertised publicly but is only presented discreetly to suitable, pre-qualified investors. This protects the owner's privacy and prevents the property from being “burned” on the market.

With public marketing, the property may additionally be offered broadly. You choose the marketing type directly in the form.

Which marketing strategies can I choose?

In the form you can indicate a strategy recommendation:

  • Best-price strategy – a structured process for the highest possible sale price
  • Market-price strategy – a market-based price for a swift sale
  • High-price strategy – an ambitious starting price with room for negotiation

You also indicate whether price or speed matters more to the owner. We agree on the final strategy together.

Can I submit a property that is already publicly listed?

Yes. Simply indicate in the form that the property is currently listed and provide the link to the listing. You can also select how long it has been on the market. This information helps us recommend the right strategy – for example a discreet relaunch as a Secret Sale.

What if another broker has already been engaged?

That is not an exclusion criterion. Note in the form that another broker has been engaged and briefly describe the type of mandate. We will then examine how a cooperation can be structured in a legally sound way – for example as a joint marketing arrangement.

How is the broker commission handled?

In the form you indicate which commission arrangement has been discussed with the owner: 3% / 3% (buyer/seller), the maximum possible commission, or “still open / to be clarified”. We then clarify the exact split between the partners involved transparently in a personal conversation before marketing begins.

Which documents should I have ready?

Photos, an energy certificate, floor plans and an exposé are helpful – in the form you simply tick what is already available. Missing documents are not an obstacle: you can directly propose a photo or property appointment, and together we clarify which documents are still needed to approach investors.

How confidentially are property and owner data treated?

Very confidentially. The information from your request is used exclusively for internal review and for discreetly approaching suitable investors. Sensitive owner data is not made public. Processing takes place in accordance with our privacy policy, which you agree to in the final step of the form.

Which property types can I submit?

You can submit single-family houses, multi-family houses, condominiums, plots of land and commercial properties; the “Other” category is available for everything else. Yield-oriented assets such as multi-family houses, commercial properties and development plots are particularly in demand among our investors.

Can I contact you directly instead of using the form?

Yes. If you have questions or would prefer to discuss the property personally, you can reach our transaction team directly at transaktionen@off-market24.com. For fast and structured processing, however, we recommend the form, as it already collects all the relevant property information.
