A market with exceptional stability

For almost six decades, property prices in Mallorca have been rising almost continuously. Even the global financial and property crisis of 2007/2008 led only to short-term price falls in prime locations such as Port Andratx or Porto Portals. Just two to three years later, prices were back above pre-crisis levels.
This stability is the result of consistently high demand, stemming from the island’s unique location. Mallorca has a limited land area and has been attracting international buyers for decades. In recent years, alongside German-speaking investors, there has been a growing number of buyers from the US and Asia. In 2024, properties in Paul Misar’s portfolio achieved an average increase in value of over 12 per cent – a figure that is remarkable when compared to many regions on the Spanish mainland.

Three cornerstones of successful property investment

According to Misar, there are three key factors that every investor should bear in mind:

  1. Building up expertise
    Investors must be familiar with the legal framework, building regulations and the specific characteristics of the local market. A lack of knowledge often leads to costly mistakes.

  2. Building a strong network
    Contacts with experienced solicitors, tax advisers, financial advisers, architects and tradespeople are crucial. Those who are introduced to existing networks gain access to better deals and reliable partners.

  3. Thorough due diligence
    A legal and structural review should be carried out before any purchase. In rural areas in particular, many fincas have been extended over decades with unauthorised extensions. Unresolved rights of way or old rights of use can also lead to problems later on.

A key risk is illegal extensions or alterations. In the case of rural fincas, this often concerns swimming pools, garages or extensions that have been built without planning permission. Whilst so-called ‘grandfathering’ protects against demolition, alterations or visual changes are then often severely restricted.
Another issue is rights of way: in Mallorca, agreements granting neighbours the right of way across properties have existed for generations. If these are ignored, it can lead to significant conflicts.

Caution is also required in urban areas: parking spaces are often in short supply in sought-after old town locations or neighbourhoods such as Santa Catalina. Here, the value of a property can drop significantly if there is no parking space available.

Financing for non-residents

Anyone who does not live in Mallorca is generally required to provide 30 to 40 per cent of the purchase price as a deposit. This requirement stems from the banks’ experiences during the financial crisis, when many loans went into default.
For investors with sufficient liquidity, however, this caution on the part of the banks can be an advantage. Opportunities frequently arise where owners are forced to sell under time pressure, for example shortly before a forced sale. Such situations often allow purchases to be made well below market value.

The most attractive locations in Mallorca

Premium locations:

  • Son Vida – a luxurious villa district with large plots and panoramic views

  • Bendinat – close to the coast and situated near a golf course

  • Port Andratx – one of the best-known harbours in the south-west

  • Porto Portals – an exclusive marina with an international clientele

Up-and-coming locations:

  • San Agustín – good links to Palma, rising standard of living

  • Calvià Beach (Magaluf) – undergoing transformation thanks to investment by the Meliá hotel group

  • Sol de Mallorca – a quiet residential area between Palmanova and Portals

Misar also recommends staying within a 30-minute drive of the airport to ensure both your own journey and the management of the property are as efficient as possible.

Paul Misar’s investment strategy

His approach is based on buying properties below market value. These opportunities often arise in special circumstances such as inheritances, divorces or liquidity crises. The seller receives a quick, straightforward solution, whilst the buyer acquires a property with potential for appreciation.
Today, Misar focuses primarily on larger villas and fincas with space for 10 to 20 people. These are suitable for upmarket holiday lets or long-term lettings to affluent clients. He has largely removed smaller flats from his portfolio, as changes in the law have severely restricted holiday lettings.

Paul Misar is convinced that the best investment opportunities arise in difficult times. In the face of high inflation, geopolitical tensions and rising government debt, he sees tangible assets as the safest way to preserve wealth.
