Alexander Ferati has had an impressive career, which has taken him from his early days in sales to specialising in investment properties. His career began at a young age, when he realised he wanted to be in control of his own income. At the age of 18, he started out in telecoms sales and even opened his own telecoms shop within a Saturn store. Although he was financially successful, he soon realised that the work did not bring him lasting fulfilment. The monotonous daily routine motivated him to seek out new challenges.

A pivotal meeting with a deputy director at Generali Insurance opened the door to the insurance industry for him. He completed an apprenticeship there and later became a self-employed insurance agent. Despite his success – including awards such as ‘Best Advisor for Occupational Pension Schemes in North Rhine-Westphalia’ – he found the restrictions of exclusivity to be a hindrance. This realisation led him to set himself up independently as an insurance broker. At the same time, he worked in a wholesale business to secure his financial future and built up a client base through targeted cold calling.

A decisive turning point: entering the property sector

Another turning point came when a former client persuaded him to enter the property sector. Together, they developed the platform “immobilienbewerten.de”, which provided property owners with free property valuations. Although the first few months were bumpy, Alexander’s tenacity and sales acumen enabled him to successfully implement the concept. He increasingly took on a leadership role and helped to scale up the business. Under his leadership, the team grew to over 60 estate agents across various locations.

In 2020, Alexander decided to strike out on his own and, together with his business partners, founded the company HausHirsch. His focus was on creating more efficient structures and offering better remuneration models for estate agents. At the same time, he specialised in the field of investment property. This development led him to a new project: the launch of OFFMARKET24, a platform for the sale of investment properties. The platform addresses the specific requirements of off-market transactions, such as discretion and the targeted approach to potential buyers.

The challenge of discretion in the investment sector

A key difference between selling a detached house and a shopping centre lies in the marketing approach. Whilst a broad online presence is the aim for residential property, the sale of investment properties requires the utmost discretion. Alexander explains that often not even the address or the exact price may be disclosed. Instead, potential buyers are approached in a targeted manner, and written expressions of interest are required before detailed information can be shared. The process is complex and requires in-depth specialist knowledge as well as analytical thinking.

Essential qualities of an investment estate agent

In addition to specialist knowledge, qualities such as discretion, reliability and tact are indispensable in the investment sector. Alexander emphasises that one must put oneself in the shoes of those involved and understand their needs. This applies both to the seller, who wishes to achieve the best possible price, and to the buyer, who is pursuing a long-term investment strategy.

For Alexander, the path to success is characterised by continuous learning, hard work and the ability to lead people. He has learnt that structure, clear communication and a strong team form the basis for sustainable success. A willingness to develop oneself through practical experience and to accept feedback are also part of his philosophy.

Today, Alexander lives in Dubai and spends the summer months in Mallorca. With HausHirsch Mallorca and other projects such as OFFMARKET24 in Dubai, he is setting new standards in the property and investment sectors. His vision is to create innovative solutions whilst never losing sight of the human aspect. For him, one thing is certain: success is based on authenticity, trust and a passion for taking on and overcoming challenges.
