Whilst fundamental requirements such as structural engineering, fire safety and environmental protection continue to apply, many existing regulations – which make construction costly and sometimes entail environmental drawbacks – could be relaxed.

The Building Type-e concept opens up the possibility of building in a simpler and more experimental way. It could help to create affordable housing or adapt existing buildings for new uses. The focus is on the precise definition of a project’s objectives and quality standards, which can be agreed between planners and developers without strict regulatory requirements, whilst still being guided by them.

The Way Forward

The current status and recommendations for the implementation of the ‘Gebäudetyp-e’ were presented at a symposium. Despite outstanding issues, the Federal Government supports the concept and hopes for prompt adjustments to the legal framework. The architecture sector needs greater freedom to creatively tackle pressing challenges such as the housing shortage and sustainable construction.
